Louisville Colorado real estate market update spring 2009

Real estate activity in Louisville, Colorado is hopping. Louisville is located 10 minutes from Boulder, Co. and across from Interlocken Business Park where Sun Microsystems is located, along is a number of companies with a strong presence in the Boulder area. The small town atmosphere, close to big town amenities in Boulder and Denver, combined with plenty of open space areas and an extensive network of trails gives this area the lifestyle ambiance the area is famous for and has resulted in it’s winning “best small town” in the country.

Here’s the breakdown of activity at different price points. As of 4/13/09
• $215,000-300,000 There are 13 homes on the market in the lowest price range and 5 of those are under contract. The lowest price single family residence in Louisville, Co. is a bungalow in old town for $215,000 and 750 square feet, being sold ‘as is.”
• $300,000-$400,000 There are 32 homes for sale and 8 under contract. The average price is $348,000 and the average time a listing is on the market is just a little short of 2 months. There have been multiple offers on homes that are well priced and well maintained and updated.
• $400,000-$500,000 There are 25 homes on the market and 7 under contract. One of the listings that is still available is a new build by Markel Homes, listed for $499,900. It is 4151 square feet and is one of very few new builds in the city.
• 1 million + There are only 3 listings over 1 million, including 1745 Continental View which has superb views of Boulder Valley and can be found on my website, www.JanBaulsir.com, mls number 589079.
