Ok, I think it's time to call it like it is: the Boulder market is hot! There are currently 57 listings, new to the market since April 1 under a million bucks and 37 of those are already under contract! The average price is $632K. A single family home under $500K is a serious challenge, but can still be done. If you're looking, find a good agent in this challenging market.
